Landlord Electrical Checks...

Electrical Inspection Condition Reports ( EICR) or landlord electrical checks Are a very important part of the electrical safety of your home, or rented property. Landlord electrical inspections in domestic homes or shops and  even industrial units  must be carried out at regular intervals. Electrician4you carry out many landlord electrical checks reports on a weekly basis for our customers new and existing. We find many shocking defects when carrying out the  landlord electrical checks and eicr reports  in these properties that are just not noticed until an electrical inspection is carried out. It is important to have regular checks especially if you are a landlord for example as tenants can alter the electrics without having used a qualified electrician or without your knowing, this can lead to an unsafe property for the next tenant and a possible risk or electrical shock or fire . domestic electrician near me, residential electrician, qualified electrical contractors, find an electrician near me, emergency electrician near me , were happy to help, local electricians in my area, local electricians in the area, fuse box replacement, landlord electrical checks,

If and when requested, the landlord must supply a satisfactory certificate copy within seven days to the local authority. They must also keep a copy of the report until the next inspection, and give a copy to the person undertaking the next electrical inspection.

With regards to new tenancies, the landlord must provide a copy of the most recent report to a new tenant before the tenant occupies the property and give a copy of the most recent report to any prospective new tenant who requests the report in writing, within 28 days of receiving such a request.

All of this is just a great way to ensure electrical safety and fire safety in our homes.  This can not be a bad thing in anyone’s books.

This is all properties across the domestic private rented sector (prs). Again you can find Electrician4you on the "competent persons registered scheme" Not all local electricians are able to carry out these tests.  Always check first as a none compliance form may cause further issues.

  • Difference Between An Electrical Installation Condition Report And A Landlord Electrical Safety Check.

Athough a landlord electrical check and a standard   domestic electrical inspection are essentially the same test they are however completed on a different type of test sheet report.

one is know as an electrical instalation conditon report  (EICR)  for small instalations  eg a  house etc . These are usually carried out when cutomer are buying a new home for example and they want to know the current electical instalations condition.

THESE ARE NOT MANDATORY AS YET

The other is an electrical instalation condition report for the public rental sector ( hence PRS). These are carried out for landlords who are renting domestic propertys out.

THIS PARTICULAR TEST IS CURRENTLY MANDATORY BY LAW FOR ALL DOMESTIC RENTAL LANDLORDS.
